Chili’s Restaurant
Westwood, California
Remodel of a 1920 3-story J. C. Penney store in the historic Westwood Shopping Center adjacent to UCLA. This is a cast-in-place concrete building with a steel framed mezzanine, wood and steel second floor, concrete and steel balcony, metal stud arched facade and a double wood framed roof. There was also a CMU with steel framed penthouse. We added an elevator, added/modified the mezzanine/2nd floor and balconies, relocated the stairs, provided new access to the basement for future tenants and modified the roof structure to support the new units. A huge double grease trap was installed at the rear which meant removal and replacement of a structural pan joist system under the alley way. This is also a seismic zone 4.
LeCirque Nightclub (formerly Club Blue)
Dallas, Texas
Remodel of a 1900 (late 1890's) historical building. A survey of the total building (4-stories with a basement and attached 2-story warehouse) known as the Hart Furniture Building adjacent to the renovated Majestic Theater. We upgraded the floor systems and had to replace the second floor of the 2-story portion for the new usage. The new club occupied approximately 25,000 square feet of wood framed/steel beam floors over an existing basement. Re-use of existing wood and steel as well as maintaining the integrity of the loose masonry walls were economic considerations incorporated in the design. We also were part of the exterior renovation and worked with the City of Dallas to replace suspended, deteriorating sidewalks (part of the basement), deteriorated window lintels and new facade for the club and future restaurant. We also increased the depth of the basement to provide more headroom. This involved containment of the existing masonry footings and retaining walls.
Chili’s and Maggiano’s
San Jose, California
Finish-out of a new residential/retail space. The Chili’s is sandwiched between post-tensioned concrete slabs over a parking garage and residential units above. Our scope was the support of all hanging loads, coordination of penetrations to avoid tension strands, installation of a 15,000 lb. scrubber and miscellaneous items. The Maggiano’s was in a retail building that was steel framed (composite beam system) and required new entrances and a scrubber on the floor below.
Cheesecake Factory
Houston, Texas
Expansion of the existing restaurant to incorporate the existing roof of the adjacent entry cover. The mall (Galleria) is an old mall built in the 1970's of pre-cast double tees. No drawings were available. We worked with basic design assumptions, field visits and contractor information to make it work.
Salon Los Americas
Dallas, Texas
Mexican restaurant on a steeply sloped site. Poor soil installed in the past required a pier foundation to suspend the floor.
NBA (Cafe) City
Universal Studios/Orlando, Florida
Two story specialty restaurant emulating a NBA arena. Some of the systems are steel bow string trusses, concrete and wood floors, two-story glass, indoor false basketball court. The main steel frame is x-braced. We are currently expanding this facility.
Sambuca
Rice Hotel/Houston, Texas
Remodel of an existing historical space. The exterior facade could not be touched. The building is an old cast-in-place concrete pan joist system. The pan joist system was deteriorating (mezzanine) and had to be shored up. The columns in the space supported the multi-story hotel above and had to be protected and repaired in a couple of instances.
Cool River
Irving and Austin, Texas
Large restaurant sports bars (16,000 to 25,000 square feet). The Irving project is steel framed with a suspended steel framed floor (vented crawl space) on belled piers. The Austin project is steel framed with a spread footing foundation. Both projects have floor drops and are open to the structure for a high volume space.
