Three-story post-tensioned flat slab parking garage with attached four story apartment and retail buildings. The parking garage is supported by driven pre-cast piles. The apartment buildings have retail stores on the first floor. This level is steel and wood framed with the upper floors framed with wood members and plywood sheathing. The apartments are supported by a spread/continuous footing system.

LaTour Condominiums
Dallas, Texas
Various remodels have been done at these luxury condominiums. The building was built in the 1970's and is a flat plate concrete floor/concrete frame structural system. Floor capacities, wall removal impact, floor penetration (stairs, two level spaces, plumbing, etc.) and heavy furniture loads (aquariums, safes, etc.) have been calculated and/or reviewed to maintain the structural integrity of the building.

Homegate Hotels
Oklahoma City and Tulsa, Oklahoma
Four-story wood framed structural systems with a central elevator core and offices. These were stacked modular layouts with plywood shear wall lateral systems.

Six-story concrete post-tensioned flat plate moment frame with adjoining one story wood framed lobby, kitchen and dining room.
